  • Rent-to-own is a flexible path to homeownership that lets you move into your future home today while you build up the financial readiness to qualify for a mortgage. Instead of renting with no return, part of your rent goes toward your future down payment.

  • We’ve partnered with Requity Homes, one of Canada’s leading rent-to-own providers, to offer a simple process:

    1. Apply and get pre-qualified through Requity Homes

    2. Choose your home with the help of a PropZap advisor

    3. Requity buys the home and leases it to you

    4. You move in, build savings, and work toward mortgage approval

    5. Buy the home when you’re ready

    You lock in the purchase price up front — no surprises down the road.

  • This program is ideal if:

    • You’re new to Canada or self-employed and can’t qualify for a mortgage yet

    • You have a stable income but need time to build credit or save more

    • You want to stop renting and start building equity in your future home

  • You can choose from a wide range of homes listed on the market, as long as they fit within your approved budget. You’re not limited to a specific inventory — you shop just like a traditional buyer, with a PropZap advisor guiding you.

  • Yes — typically around 2–5% of the home’s price is required up front. This becomes part of your future down payment and shows you’re serious about becoming a homeowner.

  • Your monthly payment includes:

    • A fair market rent, based on the local area

    • A built-in savings portion, which goes toward your future down payment
      This allows you to build equity while you live in the home — unlike traditional renting.

  • The program usually runs for 2 to 3 years, giving you time to improve your finances and qualify for a mortgage. Once you're ready, you can purchase the home at the price agreed upon at the start of the lease.

  • Yes — the future purchase price is set before you move in, so you know exactly what it will cost to buy the home when your lease ends.

  • You’re not locked into buying the home if circumstances change, but you may forfeit some of the savings or fees paid during the program. We'll go over all the terms clearly so you know what to expect before committing.

  • Requity Homes currently offers rent-to-own homes in parts of:

    • Ontario (including the GTA, North Bay, Sudbury, Sault Ste. Marie)

    • Alberta (select cities)

    • Saskatchewan and Manitoba
